MORGAN Planning & Development acted as both planning consultant and project manager to secure approval of concurrent Official Plan Amendment and Zoning By-law Amendment applications for PN 809 – Sundial Retirement Residence, a three-phase continuum of care community located at 600 Sundial Drive in Orillia. Phase 1 of the development was completed in 2016 and consists of a four-storey, 95-unit retirement residence. Phase 2 includes a twelve-storey, 146-unit seniors apartment building, with construction commencing in 2025. Phase 3 received approval for a fourteen-storey, 132-unit apartment building, completing the planned community. The Official Plan Amendment and Zoning By-law Amendment established updated policy direction relating to building height, permitted unit counts, and parking requirements to support the overall development vision. Planning services for the project were led by Joshua Morgan, MCIP, RPP, and Victoria Lemieux, MCIP, RPP.
